Arrival & Departure
What time is check-in?
Check-in is from 4pm. If you'd like to arrive earlier, get in touch — we'll do our best to accommodate, subject to the previous booking.
What time is checkout?
10am on your departure day. Late checkout may be possible if the barn isn't needed immediately after — just ask.
How do I find the barn?
Full directions are sent with your booking confirmation. The barn sits at the end of a private track — the kind of place you can't stumble upon by accident. Sat nav will get you close; our directions will get you the rest of the way.
Is there parking on site?
Yes — private parking for up to four cars on site. You're at the end of a private track, so there's no parking pressure and no strangers passing through.
During Your Stay
What's included in the rental?
Everything you need: bed linen, bath towels, a welcome basket on arrival, logs for the log burner, and a fully equipped kitchen. You bring the food, we've covered the rest.
Is there WiFi?
Yes — fast WiFi throughout the barn. Strong enough for working remotely if you need it, though most guests find they use it less than expected.
Is the hot tub available year-round?
Yes. The hot tub is heated and ready for every stay, whatever the season. We'd argue it's at its best on a cold night with the stars out.
What if we need something during our stay?
Use the contact details provided with your booking and we'll respond promptly. We want the stay to be exactly right — please don't hesitate to reach out.
Is there a Smart TV?
Yes — a Smart TV in the living room. Though with a log burner and a view like that, you may not turn it on.
Children & Groups
Are children welcome?
Absolutely. The grounds are private and spacious, with plenty of room to explore. A travel cot, safety gates and high chair are available on request. *Please note: there is a brook at the back of the property, and children must be supervised at all times outdoors.
How many guests can the barn sleep?
The barn sleeps up to six guests across three bedrooms, with flexible bed setups available by arrangement. We aren't able to accommodate additional guests beyond this number.
Can we use the barn for a celebration?
We're happy to welcome groups marking a birthday, anniversary, or reunion. Please mention it when you enquire so we can make sure everything is set up properly. Hen and stag parties are not permitted.
Is the barn accessible?
The ground floor is level throughout. If you have specific accessibility requirements, please contact us directly before booking and we'll give you an honest picture of what works and what doesn't.
House Rules & Policies
Are pets allowed?
No — Hill Brook Barn does not allow pets.
Is there a minimum stay?
We typically ask for a minimum of two nights. The barn is at its best over a full week — long enough to properly slow down.
Can we smoke at the barn?
The barn and all outbuildings are strictly non-smoking. We ask that smoking does not take place anywhere on the grounds.
What is the cancellation policy?
Full terms are provided at the time of booking. We strongly recommend travel insurance for all stays — it's inexpensive and takes the worry out of the unexpected.
What if something gets damaged?
Accidents happen — we're reasonable people. We ask only that anything broken or damaged is reported promptly rather than quietly. What matters most to us is honesty.
